The commission fee is due only when the contract has been signed and depends on the length of the lease. The fees are:
Length of lease % of one months rent + 7.6% VAT
up to 2 months 10 % + VAT
up to 3 months 20 % + VAT
up to 4 months 30 % + VAT
up to 5 months 40 % + VAT
up to 6 months 50 % + VAT
more than 6 months 50 % + VAT
The commission fee is due within 14 days of receipt of the invoice – in case your search was not successful there will be no charges!
For landlords:
Publishing each apartment on our website costs CHF 100, other services are charged
CHF 100 per hour (taking pictures of the apartment, showing the apartment to interessees, presence at hand-over, etc.)
Conditions of service:
Commission is due within 14 days of issuing the invoice (after having signed the rental contract or given oral consent to rent the apartment). The payment can be done per payment slip or in cash.
Furthermore the following conditions of service should be noted:
1. LODGE–FINDER will supply the customer - either orally or in writing - with offers of rental properties.
2. LODGE–FINDER merely provides information about accomodation and the possibility of a rental contract. The obligations of the rental contract are soley the obligation of the client and the landlord. LODGE–FINDER cannot be held responsible to any of the parties for a violation or breach of the rental contract.
3. The finalisation of an oral or written rental contract for one of the offers given the client must be reported to LODGE–FINDER immediately, at the latest within 24 hours.
4. The commission is based on the monthly rent given by the landlord in our offer, including extra costs unless they are listed seperately, and the rental period agreed by the landlord and tenant.
5. No claims can be made against LODGE–FINDER in the case of an early termination of the rental contract. The full commission fee remains due according to the originally agreed rental contract. The commission fee will only be returned if the rental contract was terminated early because the landlord is proved not to have, or not to have been able to, fulfill his obligations under the terms of the rental contract.
6. By using our services you are entering into a contract with us and agree to abide by our conditions of service.
7. In all other cases statutory provisions apply.
8. All prices are plus 7.6 % VAT. In case of a dispute the applicant accepts the Swiss law.
