Would you like to rent out your apartment or house?
Are you looking for a replacement tenant, who would take over your furnished apartment? Or would you like to sublease your apartment, because you are travelling or have a project abroad and dont want to give up your apartment in Switzerland? Then you can contact us – we will find a suitable replacement tenant or a tenant for sublease!
We have a network of clients who are in need of short and longterm rentals – furnished or unfunished.

You can also place your apartment or house in our search machine – under www.lodge-finder.ch/submit you can advertise your property with pictures and the length of your sublease – for CHF 100 plus VAT!
Please insert details and good pictures of the property. The costs are CHF 100 per object and the object stays in our database unlimited time. Details of the object can be changed any time, just send us a short email or call us.

The rental process
You can register your property either per telephone or online. Please describe everything in as much detail as possible, this makes it easier for us to find the right tenant. Personal contact is very important to us and we will gladly help you with all your questions.

If you wish, we will gladly visit your property and take photos. This enables us to give you better advice (i.e. about furniture, the price). It also enables us to advise the tenant about the condition and location. We charge CHF 100 per hour.

We arrange viewings
If you don´t want the clients to have your phone number, we will arrange the appointments for you.  If you do not live in Zurich or if you are not available for viewings, we will gladly visit your apartment with clients and keep you informed of the results, we charge CHF 100 per hour.

Data Protection
From the details shown on the internet it is not possible to find out who the owner or lessor of the property is. Your name, the exact address of the apartment or your telephone number are not published and are only available for our employees.

Photos
We take photos of the property and the surrounding area and publish them on our website. The photos are then linked with the side showing the important details of the property. The apartment can be viewed online. The costs are CHF 100.

Rental contract
The rental contract is made between the landlord and the temporary tenant. In most cases LODGE-FINDER will set up the contract in consultation with the landlord and the tenant and forward it to both parties to be signed. The temporary tenant is usually the person who will be living in the apartment but sometimes the apartment will be rented by a company, in which case the contract is signed by the company.

Rental period
If a fixed period is agreed upon, i.e. for 3 months, then this is binding for both sides. For longer rental periods you can generally end the tenancy with 1 months notice to the end of the month (except for a qualified temporary let). This is usually not suitable for most tenants - i.e. if after 9 months the tenant is re-assigned by his employer and must leave Zurich within 3 weeks, then 3 months notice is far too long. We therefore generally recommend that the contract includes a clause allowing the tenant after the first 6 months to give one months notice to the end of the month. Otherwise, we will try in consultation with the landlord and the tenant to find a new tenant. Please discuss these details with us before you finalise a contract. We find it very important to have a good long term relationship with landlords who take into consideration the special circumstances of the market for furnished accomodation and are prepared to be flexible in their dealings with the tenant. The charge for finding a replacement tenant are CHF 100 per hour.

Deposit
The deposit is 1-2 months rent including extra costs. The deposit plus first months rent should be transferred onto the landlords account before the hand-over. A third party liability insurance is necessary. The deposit is transferred to a special bank account and back to the tenant when there are no damages.

Subletting
If you are a tenant and will not be using your apartment for a certain amount of time, i.e. you are gone between 1 and 6 months (or longer), you can sublet your apartment. First you should get permission from your landlord. An additional 20% can be charged for the use of the furniture, plus the costs for electricity, telephone- and internet connection, and fee for TV. If you have a cleaning woman come in this is to be charged extra.

Cleaning service
At the end of the tenancy:
We work with several companies who are very reliable and trustworthy. A thorough cleaning at the end of the tenancy usually costs between CHF 350 to 550 (1 room) and up to CHF 2500 to 3600 (for a house) and depends on the amount of work needed.

Weekly cleaning
If you need a weekly cleaning service, we can provide this or you can use another company. This costs CHF 45 hour plus VAT. You should expect a session to take 2-3 hours for a 2-room apartment.
